Retirement-home prices in Gurgaon (officially Gurugram) vary widely. Publicly available figures include older third-party listing prices below ₹1.2 crore and an average reported sale price of ₹11.5 crore for DLF The Aureva, which has sold out.
Where a price comes from a property portal or another third-party source rather than the developer’s website, this article labels it as a third-party estimate. These figures are not confirmed developer quotes and are not directly comparable: some are historical listing prices, some are estimates, and one is an average price for homes already sold.
This article compares six senior-living projects in and around Gurgaon. It focuses on communities where residents buy a home, rather than facilities where residents pay a monthly fee for accommodation and care. It also explains the extra costs to check and when assisted living may be a better fit.
How much do retirement homes in Gurgaon cost?
There is no single market-wide price. The amount depends on the project, apartment size, floor, construction stage, and what is included in the quoted price.
- Silverglades The Melia, First Citizen: The developer lists the price as “on request.” A third-party property listing published prices of ₹76.58 lakh to ₹1.16 crore in 2022. These figures came from a listing site, not the developer’s website, and are historical estimates-not current prices.
- Pioneer Advait: A third-party property listing has advertised homes from about ₹3.56 crore. This estimate was published by a listing site, not on the developer’s website; confirm the current price and inclusions directly with the developer.
- Estate 360: Max Estates’ project page lists prices from ₹4.5 crore, with the final price depending on the residence and current availability.
- Estate 361: Antara’s official page does not publish a price. Third-party property listings have quoted about ₹5.07 crore to ₹5.75 crore. These are listing-site estimates, not prices published on the developer’s or Antara’s website, and should be confirmed directly before use in a budget.
- JMS Silver Living: The developer’s website does not publish a price. A third-party listing has quoted about ₹9,500 per sq ft; this is an estimate from a listing site, not a price published by the developer. Ask for a current unit-wise quote and a breakdown of charges.
- DLF The Aureva: DLF reported that all 172 residences were sold for a total of about ₹1,985 crore, averaging ₹11.5 crore per home. This is a historical average sale price, not a current asking price. A purchase may only be possible through resale, if a unit is available.
Do not compare a per-square-foot listing with a total apartment price without checking the area measurement used and what the price includes. Ask whether the quote covers parking, club membership, maintenance deposits, taxes, and other charges.

Facilities at each retirement-home community
Facilities are an important part of the comparison, but a facility being advertised does not always mean it is already operational or included in the purchase price. The descriptions below separate what the developer or published project material lists from what buyers should still confirm.
Silverglades The Melia, First Citizen: healthcare and everyday support
Silverglades lists care rooms, a 24-hour nurse facility, a 24-hour ambulance facility, visiting doctors and a physiotherapy centre. Everyday amenities listed by the developer include a modern dining room, household cleaning service, concierge service, guest room, hobby rooms, a TV lounge and weekly activity plans.
These facilities make healthcare access and daily convenience central parts of the offering. Before buying, ask which services operate on site every day, whether appointments or care are charged separately, and what the monthly maintenance or service fee includes.

Pioneer Advait: caretaker space and healthcare commitments to verify
Published project coverage describes Pioneer Advait’s two-bedroom homes as having a separate room for a caretaker. The original project announcement also refers to round-the-clock healthcare support, but the current scope of on-site services could not be confirmed from the regulator record alone.
Before relying on this support, request the latest facilities schedule and service agreement. Ask whether a nurse or doctor will be physically present, whether emergency response is available 24 hours a day, what role Fortis Hospital will play, and whether those services are included in recurring charges or billed separately. Do not assume that a caretaker room means a caregiver is provided with the apartment.
Estate 360: club, activities and primary healthcare
Estate 360’s senior-living residences are managed by Antara. Max Estates lists a dedicated Antara Club with an all-weather indoor swimming pool, gym, dining facilities, cards room, reading corner, theatre, creative workshop and yoga pavilion. Its published healthcare facilities include access to a consulting doctor, nursing and health caregivers, a physiotherapy room, clinical consultation space and dedicated lifecare suites.
The wider community also includes outdoor spaces and sports facilities; not every amenity is necessarily exclusive to senior-living residents. Ask for the current service schedule to establish whether meals, nursing consultations, physiotherapy and emergency support are included in the recurring fee or charged separately.

Estate 361: senior-friendly design, wellness and primary healthcare planned
Estate 361 is being developed by Max Estates, with the senior-living residences managed by Antara. Antara says the project will include primary healthcare and an integrated wellness centre, alongside senior-friendly design and curated services.
The project brochure describes support from doctors, nurses, physiotherapists and emergency-response teams, as well as nutrition-focused meals and resident engagement activities. Because this is a developing project, treat these as advertised or planned services rather than proof that they are already operating.
Ask for the final amenity list, staffing model, emergency-response arrangements, meal options and service charges in writing before booking.

JMS Silver Living: accessibility, assistance and recreation
JMS lists wheelchair-friendly design, installed grips and handles, attendant-on-call, medical assistance, concierge services and delivery of everyday essentials. Its published amenity list also includes a multipurpose hall, carrom room, table-tennis area and billiards room. These features suggest a focus on accessible independent living, convenience and social activities.
The project is still under development, so ask which features are part of the delivered homes, which services will be available when residents move in, and whether medical assistance means emergency support, scheduled visits or ongoing care.
Also confirm whether an attendant is provided by the operator or must be arranged and paid for separately.

DLF The Aureva: luxury amenities and a planned medical centre
Published reporting describes The Aureva as a four-bedroom senior-living development with a luxury clubhouse, fitness and wellness facilities, an indoor swimming pool, spa, yoga pavilion, meditation centre, library, banquet space, landscaped gardens and outdoor gathering areas.
The reported plan also includes an on-site medical centre with emergency-response support. However, DLF told Business Standard in October 2026 that the healthcare operator had not yet been selected. The medical centre’s staffing, services, operating arrangements and charges should therefore be confirmed rather than assumed.
The project sold out at launch, so buyers considering resale should also ask which facilities and service commitments will be available at possession and under the final resident agreement.

How to compare facilities fairly: ask each provider for the same written breakdown: medical staffing and hours, emergency response and ambulance arrangements, personal care, physiotherapy, meals, housekeeping, activities, accessibility features and the separate cost of each service. This makes it easier to compare what is actually included rather than relying on amenity names alone.
Important: Prices and project status above come from different types of sources. Developer pages and HRERA records are used where available; third-party asking prices are clearly identified as estimates. A listed price is not a confirmed offer, and a project’s registration does not guarantee that a particular unit is available or that a service is included.
What does the purchase price leave out?
The advertised apartment price is not necessarily the total amount you will pay. Before booking, request an itemised cost sheet covering the following:
| Cost | What to ask |
|---|---|
| Apartment price | Is this the base price or the total price? Does it vary by floor, view, unit type or phase? |
| Stamp duty and registration | Ask the local sub-registrar or a qualified property professional to calculate the applicable charges for the property, location and ownership structure. Do not assume the same rate applies to every buyer or area. |
| GST | GST treatment depends on the transaction and the project’s status. Under the current general framework, construction services for a non-affordable residential apartment can attract an effective 5% rate when sold before completion, subject to the applicable conditions. A sale after the required completion certificate or first occupation is generally outside GST on construction services. Confirm the treatment for the specific transaction with a tax professional. |
| Maintenance and sinking fund | What is the monthly charge? What does it cover? Can it increase, and how are increases approved? |
| Care and wellness services | Are nursing, doctor consultations, physiotherapy, emergency response and personal care included, optional or billed separately? |
| Meals and housekeeping | Are these included in maintenance, charged by use, or part of a separate service package? |
| Deposits and memberships | Are there refundable or non-refundable deposits, club fees, service deposits or one-time charges? What are the refund terms? |
| Resale and transfer | Are there transfer fees, age-related conditions, operator approvals or restrictions on renting out the home? |
Avoid calculating a single “extra cost” percentage without a verified price breakdown and a confirmed tax assessment. For example, GST may not apply to a completed home in the same way as to an under-construction home, and stamp duty depends on the applicable state rules and the transaction details. Ask for a written calculation before paying a booking amount.
For a comparison with monthly-fee care, see our guide on cost of assisted living in Delhi-NCR. Assisted living fees are not directly comparable with the purchase price of a retirement home because they cover a different arrangement and may include different services.
What care do retirement homes in Gurgaon provide?
“Senior living” does not mean that every form of medical or personal care is included. The services offered differ by project and may be delivered by the developer, a separate operator or an outside provider.
Ask for written answers to these questions:
- Is a nurse available on site around the clock, or only during set hours?
- Is a doctor on site, available on call, or visiting periodically?
- Is an ambulance stationed at the property? What happens when it is already in use?
- Are medication reminders, bathing, dressing, toileting and mobility support available?
- Is physiotherapy available, and is it included in the monthly fee?
- Is there support for dementia or other conditions that affect memory and judgement?
- Can residents access more intensive care if their needs change? If not, what is the process for moving out?
- Which services are provided directly by the operator, and which depend on an outside hospital or service provider?
The developer’s website for Silverglades The Melia lists 24-hour nursing, an ambulance facility, visiting doctors and physiotherapy.
Max Estates says Antara manages the senior-living residences and primary healthcare services at Estate 360; Antara describes primary healthcare and integrated wellness services at Estate 361.
JMS lists medical assistance and attendant-on-call features. These descriptions do not, by themselves, establish that every service is included in the purchase price or available to every resident. Ask for the service agreement and the current service schedule.
For a resident who needs structured memory care, see our guide on dementia care guide for Delhi-NCR. Confirm that any facility being considered can meet the individual’s actual care needs.
Which retirement home might suit you?
- For someone who is independent today: Compare location, accessibility, community activities, maintenance charges and the process for getting help during an emergency.
- For someone planning ahead: Check whether the home can accommodate changing mobility or care needs. Do not assume that higher levels of care can be added later unless the operator confirms this in writing.
- For a family buying for a parent: Ask for the full cost sheet, the service agreement, the emergency response procedure and clear information about who will be contacted if the resident needs help.
- For someone who already needs regular personal care: A home designed primarily for independent living may not provide enough support. Compare it with assisted living before deciding.
What to check before buying a retirement home in Gurgaon
Use this checklist before paying a booking amount:
- Check the project and phase on Haryana RERA. Make sure the registration details match the property being offered.
- Read the latest RERA disclosures and check the declared completion date, current project status and any relevant orders.
- Have a property lawyer review the title, sale deed, sale agreement, permitted use, and the terms for resale, renting and inheritance.
- Confirm whether the purchase is freehold or subject to other rights or conditions. Do not rely on a sales conversation alone.
- Read both the sale agreement and any separate service or care agreement before paying.
- Ask for a written breakdown of the purchase price, taxes, registration charges, deposits, maintenance, meals, housekeeping and care services.
- Check whether residents must meet an age requirement and whether that rule applies to every resident or at least one person in the home.
- Confirm who manages the community and what happens if the operator or healthcare provider changes.
- Ask which services are guaranteed by contract and which are optional, outsourced or subject to additional charges.
- Ask what happens if the resident can no longer live independently. Is additional care available, is a move to another facility required, and what happens to the home?
- Visit the property, speak to residents if possible and test the route to a suitable hospital.
- Get all promises about services, response times, fees and refunds in writing.
Retirement home or assisted living in Gurgaon?
A retirement home generally means buying a residence in a community designed for older adults who can live independently. Assisted living is usually a service arrangement for people who need regular help with everyday activities. The exact model varies by provider, so check what the fee covers and what level of care is available.
| Feature | Retirement home | Assisted living |
|---|---|---|
| Main purpose | Independent living in a senior-oriented community | Accommodation with regular care support |
| Typical payment model | Usually purchase price, plus maintenance and other charges | Usually a recurring fee, which may include accommodation and care |
| Daily assistance | May be limited, optional or separately charged | A core part of the service, with the level depending on the provider |
| May suit | Someone who can manage most daily activities independently | Someone who needs regular help with activities such as bathing, dressing, medication or mobility |
