Best assisted living facilities in Chennai (2026)

Last reviewed: May 2026 | By the Zenioro Editorial Team Zenioro is India’s largest assisted living comparison platform. We evaluated 20+ facilities across Chennai. All recommendations are independent and we take no payment from providers for editorial placement.

Choosing an assisted living facility for a parent is one of the hardest decisions a family will make. It arrives suddenly, after a fall, a diagnosis, or a quiet moment when you realise your parent can no longer safely manage alone. And then you’re searching at midnight, not sure what to look for or who to trust.

Chennai is one of India’s strongest cities for senior care. Its dense medical infrastructure (Apollo, MIOT, Fortis, Sri Ramachandra) means facilities here have access to specialist support that many other cities lack. And the city’s large NRI population has driven demand for organised, professionally managed assisted living over the past decade.

This guide exists because that search shouldn’t be harder than it already is.

What is assisted living?

Assisted living is residential care for seniors who need help with daily tasks (bathing, dressing, medication, mobility) but are medically stable and don’t require the intensive clinical environment of a hospital or nursing home.

In India, the terminology is inconsistent. Here is how the categories actually work.

Assisted living is the middle ground: professional care in a residential setting, with your parent retaining a meaningful degree of independence and social life. The best facilities feel less like institutions and more like well-run communities.

Old age home is the legacy category, historically charitable, with minimal clinical staff, basic shelter and meals. Many still operate this way. A growing number in Chennai are upgrading to assisted living standards while keeping the old name. Always ask about staffing before assuming.

Memory care is specialised assisted living for seniors with Alzheimer’s, dementia, or other cognitive conditions. It requires higher staff-to-resident ratios, secured environments, and structured cognitive programming. Several facilities in this guide offer memory care within their assisted living campus. For a parent whose primary need is memory care, also see our Chennai memory care guide.

Nursing home / skilled nursing is for medically complex patients requiring continuous clinical intervention. This is a different category from assisted living, and the facilities are different.

Independent living is for seniors who are healthy and self-sufficient but want the convenience of a managed residential campus. No personal care is provided. It is a lifestyle choice, not a care choice.

Signs it’s time to consider assisted living

Families almost always wait longer than they should. The moment you’re reading this article is probably not the first time the thought has occurred to you.

The signs that make this conversation urgent:

  • One or more falls at home in the past year
  • Medication management has become unreliable, with doses missed or wrong tablets taken
  • Your parent is eating poorly, losing weight, or not hydrating adequately
  • They are increasingly isolated, not leaving the house, withdrawing from social contact
  • A progressive diagnosis has been made: dementia, Parkinson’s, COPD, heart failure
  • You or another family member is the primary caregiver and it is affecting your health, your work, or your marriage
  • Your parent lives alone and you are not physically present in Chennai

Assisted living is not abandonment. The families who have made this transition consistently report that their parent’s quality of life improves. Structured routines, peer community, professional medical attention, and purposeful daily programming replace the isolation and safety risk of living alone.

The earlier the decision is made, the better the transition. Seniors who move while still relatively healthy adapt faster, make friends more easily, and settle in before a crisis forces the decision.

What we learned from evaluating 20+ Chennai facilities

After researching every assisted living facility we could identify across Chennai, these are the patterns that emerged.

Chennai has one of the deepest assisted living ecosystems in South India. The combination of medical tourism infrastructure, a large NRI population making decisions for parents back home, and early institutional entry by providers like Athulya has produced a market with genuine variety, from budget-friendly independent facilities at ₹30,000/month to premium clinical campuses at ₹75,000+/month. Families here have more choice than most Indian cities.

Staffing is the most variable and least transparent factor. Almost every facility claims “24/7 nursing care.” In practice, this means very different things. Some facilities have qualified nurses on-site through the night; others have nursing attendants (not qualified nurses) on night duty, with a nurse available by phone. This distinction matters enormously for a senior with cardiac, neurological, or complex medical needs. Always ask: “Is a qualified nurse physically on the premises between 10pm and 6am, every night?”

Pricing almost never stays at the ‘starting from’ figure. The advertised base price typically covers a shared room with standard assisted living support. Most families end up paying 30–60% more once they account for a private room, physiotherapy sessions, specialist consultations, incontinence supplies, and care escalation when needs increase. The facilities most transparent about this upfront are the ones worth trusting.

The ECR and OMR corridors are becoming Chennai’s senior living belt. The highest concentration of premium and mid-range assisted living is developing along East Coast Road and Old Mahabalipuram Road, driven by the pleasant coastal environment, lower land costs, and proximity to south Chennai’s medical facilities. If your family is comfortable visiting this corridor, the options here are strong.

Provider scale signals operational maturity. A company managing 8–12 facilities across multiple cities has invested in training systems, clinical protocols, and quality oversight that a single-location operator cannot replicate. When evaluating trust, look not just at the facility in front of you but at the organisation behind it.

Review volume matters more than review score. A facility with 4.9 from 12 reviews is not necessarily better than one with 4.6 from 200+ reviews. Volume reflects years of consistent operation. Be more cautious about high scores built on a thin base.

6. Antara Care Homes, ECR Road

The most institutionally credible new entrant in Chennai. Best for post-hospitalisation recovery.

About the provider: Antara is the senior care business of Max India Limited, part of the $7-billion Max Group. Founded in 2013, Antara operates 8 facilities with 485+ beds across Delhi-NCR, Bangalore, and Chennai. Its Gurugram facility is India’s first NABH-accredited assisted living care home (the country’s highest healthcare quality certification), and all facilities are being brought under this framework. Chennai is Antara’s first South Indian facility outside Bangalore, opened in May 2025.

The ECR property is a 43-bed, three-floor, fully wheelchair-accessible facility designed specifically for assisted living and post-acute rehabilitative care. Chennai, as a major medical tourism hub, has a well-developed hospital network but historically thin post-hospitalisation care infrastructure. Antara’s entry directly addresses this gap. The highest-rated Aayushka property. Best for active seniors in South Chennai on a mid-range budget.

About the provider: Aayushka operates three assisted living properties across Chennai (Velachery, Pallavaram, and Teynampet), making it one of the few Chennai-based providers with a multi-location model. The consistent high ratings across all three locations suggest a care model that travels well across properties. Aayushka’s particular strength is flexibility: all three properties offer assisted living, independent living, palliative care, day care, and memory care, making them suitable for a wider range of care situations than most facilities at this price point.

The Velachery property earns a perfect 5.0 rating. At ₹25,000/month, it offers one of the most accessible entry points to professionally managed assisted living in Chennai.

9. The Haven by Redle Care, Guduvanchery

A lifestyle-led community with a perfect rating. Best for active, independent-minded seniors.

About the provider: The Haven is operated by Redle Care, a Bangalore-based provider expanding into Chennai. While the provider does not yet have the multi-city scale of Athulya or Antara, the 5.0 rating across 35 reviews, a meaningfully large base for a facility of this type, signals consistent quality.

The Haven is designed around a different philosophy from the clinical-first facilities on this list. It is described as an active senior living community built for modern seniors who value independence, social connection, and daily comfort. It is better suited to seniors who are largely self-sufficient but want community, convenience, and peace of mind, rather than those with high medical dependency.

The Teynampet property is Aayushka’s most central Chennai location, 15 km from the airport and accessible from much of the city. The 4.0 rating across 41 reviews is the lowest on this list and worth factoring in, but the review volume is substantial enough to be meaningful. Assisted living by area of Chennai

The right facility is not just about care quality. It is about where your family can visit consistently. Resident wellbeing is directly tied to frequency of family contact. Don’t compromise on geography unless you genuinely have no choice.

Central Chennai (Arumbakkam, Teynampet, T Nagar) Athulya Arumbakkam and Aayushka Teynampet are the options here. Both are reachable from across the city. Arumbakkam is the stronger clinical choice; Teynampet is the more affordable option.

South Chennai and the OMR corridor (Velachery, Perungudi, Pallavaram, Neelankarai) This is where the highest concentration of quality assisted living sits in Chennai. Athulya Pallavaram, Athulya Perungudi, Aayushka Velachery, and Aayushka Pallavaram all operate here, across a range of price points. Families in Adyar, Besant Nagar, Thiruvanmiyur, Velachery, Sholinganallur, or along OMR have the widest choice.

East Coast Road (ECR) (Neelankarai, Guduvanchery, ECR corridor) Athulya Neelankarai, Antara ECR, and The Haven by Redle Care serve this corridor. A coastal setting with good hospital proximity. Well-suited for families who are themselves based along ECR.

West and Northwest Chennai (Maduravoyal, Mogappair, Ambattur) Athulya Maduravoyal is the primary option here. The rest of Chennai’s assisted living market is concentrated in the south and centre.

Cost of assisted living in Chennai

What to realistically expect

₹25,000–₹35,000/month: accessible range Aayushka (all three locations) and The Haven by Redle Care operate here. Professional care, caregiver support, and a managed environment are accessible at this level. Clinical depth is more limited than the premium tier, but for a stable senior with modest medical needs, this range offers real value.

₹35,000–₹55,000/month: mid-range Some Aayushka packages, KITES/Ahavaa, and other Chennai providers sit here. This is a growing part of the market as more providers enter the city.

₹55,000+/month: premium All five Athulya locations in Chennai operate from this price point. You are paying for a larger campus, higher staff ratios, 24/7 clinical nursing, in-house physiotherapy and rehabilitation, and the operational consistency of a 12-facility national provider.

What is almost always included in the base price

  • Accommodation (shared or private, confirm which)
  • Three meals per day
  • Basic nursing or caregiver supervision
  • Housekeeping and laundry
  • Standard activities programming

What is almost always extra, and where bills escalate

  • Private room vs. shared (often ₹5,000–₹15,000/month additional)
  • Physiotherapy sessions (per session or monthly package)
  • Specialist doctor consultations
  • Medications and medical consumables
  • Incontinence supplies
  • Care level escalation: when your parent’s needs increase, most facilities move them to a higher care tier at higher pricing. Ask explicitly: “If my parent’s care needs increase significantly, what does the next level cost?”
  • Transportation to hospital appointments

Deposits

Most facilities require a refundable deposit of ₹50,000–₹2,00,000 plus one to three months’ advance. Confirm the refund terms, timeline, and conditions for deduction in writing before signing.

Use the Zenioro cost calculator for a personalised estimate based on care level, room type, and city.

Questions to ask when you visit

Visit in person before making any decision. Arrive at mealtime if possible. Speak with caregiving staff, not just the admissions team. Watch how staff interact with residents who are not the focus of your visit.

On care:

  • What is the nurse-to-resident ratio, day and night?
  • Is a qualified nurse physically on-site 24 hours a day, every day?
  • How do you handle a resident whose care needs increase significantly?
  • How is medication managed (dispensing, tracking, refills)?
  • What is your protocol if my parent needs emergency hospitalisation?

On day-to-day life:

  • Can I see a sample weekly activity schedule?
  • What does a typical day look like for a resident here?
  • Can my parent personalise their room?
  • Are there restrictions on visiting hours or unannounced visits?
  • Can my parent go out, for example to a temple, a family function, or a doctor’s appointment?

On contracts and costs:

  • What exactly is in the base monthly fee? What is charged separately?
  • If my parent’s care needs increase, what does the next level cost?
  • What is the notice period to exit?
  • How is the security deposit refunded, and under what conditions?
  • Has pricing increased in the past two years, and by how much?

What to observe:

  • Do staff acknowledge residents by name in passing?
  • Are existing residents engaged and interacting, or sitting passively?
  • Does the facility smell clean?
  • How does management respond when you ask a difficult or probing question?

Managing this from outside Chennai (NRI guide)

A significant portion of families making assisted living decisions for a parent in Chennai are doing so from abroad or from another Indian city. Chennai’s large NRI population, particularly in the US, Singapore, Gulf, and UK, makes this one of the most common situations Zenioro encounters.

Step 1: Shortlist remotely. Use this guide to narrow to 2–3 facilities based on care needs, location relative to your local contact in Chennai, and budget.

Step 2: Request a video tour. Every facility on this list is experienced with NRI families and will accommodate a WhatsApp or Zoom tour. Ask to see the room, dining area, common spaces, and nursing station.

Step 3: Arrange a local visit. A trusted family member, friend, or hired local advisor should visit in person, ideally at mealtime. Their instinctive read of the environment matters as much as any checklist.

Step 4: Send medical records. Share your parent’s recent medical records with shortlisted facilities. Ask how they would structure care for your parent’s specific conditions. The quality of the response tells you something.

Step 5: Manage admission. Most facilities can complete paperwork with scanned documents, a local point of contact, and digital signatures. Confirm this process with each facility before assuming it will work.

One practical note: Athulya Pallavaram’s proximity to Chennai International Airport (4 km) is a genuine convenience for NRI families who are visiting for a short period and need to be close to air connectivity.

If you need help shortlisting or navigating this process from abroad, contact Zenioro.

Our final recommendation

If you’re still uncertain after reading this guide, here is the clearest possible summary:

If you want the most operationally proven choice in Chennai: Athulya Pallavaram. The 228 reviews at 4.9, the 120+ bed campus, the full care spectrum, and the backing of India’s largest assisted living provider make this the safest starting point. If Pallavaram’s location works for your family, visit here first.

If your family is spread across Chennai and visits need to be practical: Athulya Arumbakkam. The most centrally accessible Athulya property, with the same clinical standard and metro connectivity.

If your family is along ECR or South Chennai: Athulya Neelankarai for the scenic setting, or Antara ECR if post-hospitalisation recovery or institutional accreditation is a priority.

If your parent is on the OMR corridor and values environment: Athulya Perungudi. The gated community setting is the best physical environment of any facility on this list.

If budget is under ₹35,000/month: Aayushka Velachery or Aayushka Pallavaram. The 5.0 and 4.9 ratings respectively are strong signals for this price point. The Haven by Redle Care is worth considering for active seniors who want a community lifestyle over a clinical environment.

If institutional credibility and NABH accreditation matter to you: Antara ECR. The Max Group backing and NABH framework are differentiators that no other facility on this list can currently match in Chennai.

The right facility is the one where your parent will be genuinely cared for, clinically and humanly, and where you can visit often enough to stay connected. Make your shortlist, visit in person, and trust what you observe.

Frequently asked questions

What is the average cost of assisted living in Chennai? Assisted living in Chennai starts at approximately ₹25,000/month for professionally managed care and reaches ₹55,000+/month for premium facilities with full-spectrum clinical services. A well-staffed facility with nursing supervision and good amenities typically costs ₹35,000–₹55,000/month. Budget for extras: medications, physiotherapy, private room upgrades, and care escalation are almost always charged separately.

How is assisted living different from an old age home in Chennai? Old age homes have historically offered basic shelter and meals with minimal clinical staffing. Modern assisted living facilities are professionally managed with trained nursing staff, structured care plans, medical supervision, and purpose-built infrastructure. The terminology overlaps in India, so always ask about staffing models and clinical protocols directly, regardless of what a facility calls itself.

Can my parent get memory care at an assisted living facility in Chennai? Yes. Athulya (all five locations), Aayushka (all three locations), and Antara ECR offer memory care within their assisted living framework. For advanced dementia, a dedicated memory care programme with secured access and specialist-trained staff is preferable to a general assisted living placement. See our Chennai memory care guide for facilities with dedicated programmes.

Which areas of Chennai have the best assisted living options? South Chennai and the OMR corridor have the highest density of quality options, spanning all price ranges. ECR is an emerging corridor with several strong facilities. Central Chennai has fewer options but Athulya Arumbakkam and Aayushka Teynampet serve this area. West Chennai is covered by Athulya Maduravoyal.

Does provider scale matter when choosing a facility? Yes. A provider managing 8–12 facilities across multiple cities has invested in training systems, clinical protocols, and quality oversight that a single-location operator cannot replicate. Athulya (12 facilities, 1,500+ beds) and Antara (8 facilities, 485+ beds, NABH accredited) carry institutional infrastructure that adds meaningful assurance beyond what any individual facility can offer on its own.

How long does admission take? Most facilities can complete admission within 48–72 hours for straightforward cases. For medically complex residents, facilities will request records and may conduct an assessment first. Budget one to two weeks from initial enquiry to admission for a considered process.

Can my parent try assisted living short-term before committing? Yes. All three Aayushka locations explicitly offer day care and short-term stays. Several other facilities will accommodate a trial period of 1–3 months even if not advertised. Always ask directly.

Is assisted living in Chennai regulated? India does not yet have a comprehensive national regulatory framework specifically for assisted living. The sector operates under general healthcare regulations. The exception is Antara, whose facilities are NABH accredited, India’s highest healthcare quality certification. Zenioro’s independent evaluation exists to provide the accountability layer that regulation doesn’t yet consistently deliver.

I live abroad. How do I manage this from outside India? See the NRI section of this guide for the step-by-step process. Most facilities on this list are experienced with NRI families and can accommodate video tours, remote shortlisting, and digital admission processes. Athulya Pallavaram’s proximity to Chennai airport is a practical advantage for NRI families with short visit windows.
